Terms of service
Last updated: October 12, 2026
These terms are between you and House Captain LLC (“House Captain”, “we”). By creating an account you agree to them. We’ve kept them short and plain.
What we do
House Captain is a home management service for homeowners across the United States. We arrange repairs and upkeep with independent local professionals (“pros”), keep track of your home’s bills, and, when you approve it, pay household bills for you. We do not rent, lease or manage rental properties.
Your monthly plan
Your plan costs $100 a month for every 2,500 square feet of your home, worked out exactly, and at least $100 a month. Each home on your account has its own plan.
We get your home’s size from public property records. If the records don’t have it, our team confirms it, and your plan starts once it’s confirmed. If the records later show your home got bigger or smaller, we tell you the new price, and it starts with your next monthly charge.
The first month is charged when your plan starts, and then on the same day each month. Plans are month to month with no long-term contract. You can cancel any time with 30 days’ notice from your Account page.
Repairs and other work
Nothing is done without your OK. A pro looks at the problem and gives a price, and work starts only after you approve it in the app. When the work is done, we charge your card for the price you approved.
Pros are independent businesses, not House Captain employees. We check each pro’s license (where their trade needs one) and insurance before sending them jobs.
Cancelling a booked visit is free within 20 minutes of booking it, and up to 24 hours before the visit. After that, a late cancellation fee of $75 applies, because the pro has held that time for you. The app shows the fee before you confirm.
Bills we pay for you
When you send us a bill or OK one we added, you’re asking us to pay it for you. After we pay it, we charge your card the same amount. If you pay with a credit card, a 3% card fee is added to bills we pay for you. There is no fee on debit cards. The app shows the exact amount before you approve.
Please send us bills in good time before they’re due. We aren’t responsible for late fees on bills we received too late to pay on time, or that you told us not to pay.
Your card
You keep a card on file with our payment company, Stripe. You authorize us to charge it for your plan, approved repairs, bills we paid for you, and any late cancellation fees, as described above. If a charge doesn’t go through, we’ll ask you to update your card and try again.
Text messages and alerts
House Captain texts sign-in codes and, if you agree, updates about your account (for homeowners: visits, prices and bills to OK, finished work, bill alerts; for pros: new jobs and bookings). Message frequency varies. Message and data rates may apply. Reply STOP to cancel, START to start again, or HELP for help, or contact us at home@thehousecaptain.com or (973) 370-5232. Carriers are not liable for delayed or undelivered messages.
Your account
Keep your password private. You can let family members help with your account, and you choose what each of them may do. You’re responsible for approvals made from your account.
Changes
If we change these terms or our prices, we’ll tell you in the app or by email before the change affects you.
